Our core service

Presence-less online registration

The Tamil Nadu Registration Department now lets certain documents be registered online, with parties authenticated through Aadhaar instead of appearing before the Sub-Registrar. We take care of every step so the document is registered correctly the first time.

For banks & borrowers 01

Bank MOD

Memorandum of Deposit of Title Deeds

When a loan is secured by property, the mortgage by deposit of title deeds is registered online, so it reflects in the Encumbrance Certificate and protects the lender.

  • Scrutiny of title deeds and loan sanction terms
  • Drafting of the MOD as per the bank's format
  • Stamp duty and registration fee calculation
  • Aadhaar authentication of borrower and bank officer
  • Registered MOD delivered to the bank
On loan closure 02

Discharge

Deed of Receipt / Release of mortgage

Once the loan is closed, the discharge is registered so the mortgage is cleared from the property's records and the EC shows the property free of the charge.

  • Verification of loan closure and the original MOD details
  • Drafting of the Deed of Receipt / Release
  • Coordination with the bank's authorised officer
  • Online submission and registration
  • Guidance on collecting original documents
For promoters & buyers 03

First sale of plots

Sale deeds for plots in approved layouts

For the first sale of a plot by the promoter or layout owner to a buyer, the sale deed can be registered presence-less. We check the layout approval and title before drafting.

  • Verification of layout approval, patta and EC
  • Drafting of the sale deed and schedule of property
  • Guideline value, stamp duty and fee calculation
  • Aadhaar authentication of seller and buyer
  • Registered sale deed delivered digitally
For builders & buyers 04

First sale of apartments

Sale of flats / undivided share by the builder

For the first sale of a flat from the builder to the buyer, we prepare and register the sale deed online, including the undivided share of land and the building.

  • Review of building approval and parent title
  • Drafting of UDS / flat sale deed
  • Fee calculation and online payment
  • Aadhaar authentication of builder and buyer
  • Suitable for bulk registrations in a project
How it works

From documents to a registered deed in six steps

You don't queue at the Sub-Registrar Office. We prepare everything and guide each party through Aadhaar authentication.

Share your documents

Send copies of the title deeds, patta, EC, IDs and, for bank work, the sanction letter or closure letter.

Title scrutiny

Our team reviews the documents and flags any gap in title or approvals before anything is filed.

Drafting & fee calculation

We draft the document and calculate stamp duty, registration fee and other charges as per the Department's rules.

Aadhaar authentication

Each executing party and witness is authenticated with a UIDAI-compliant fingerprint or iris device, by arrangement.

Online payment & submission

Fees are paid online and the document is submitted to the jurisdictional Sub-Registrar through TNREGINET.

Registered document

Once the Sub-Registrar registers it, the digitally signed document is delivered to you or the bank.

Aadhaar authentication is required for every executing party. Details in the document cannot be changed once parties are authenticated, which is why we complete the scrutiny and drafting carefully first. If authentication fails, the document may need to be registered in the regular way at the SRO; we will guide you on that.

Government charges

Stamp duty and registration fee

Stamp duty and registration fee payable to the Tamil Nadu Registration Department, by category of document. A few smaller Department charges are additional, and our service charge is separate. We confirm the exact total for your document before anything is filed.

What a bank MOD costs

Stamp duty is 0.5% of the loan and the registration fee 1%, but both are capped — so they stop rising once the loan passes a certain size. ₹48,000 is the most payable as stamp duty and registration fee on a MOD, whatever the loan. The smaller charges listed below are additional.

₹13,000
duty 5,000 + fee 8,000
₹25 lakh loan

duty 40,000 + fee 8,000
₹1 crore loan

duty 40,000 + fee 8,000

Not only stamp duty and registration fee. The Registration Department also collects a computer fee, a CD fee, a sub-division fee where the survey number has to be sub-divided, and the document writer welfare fund contribution. These are comparatively small but they are payable in addition to the rates in this table, and they vary with the document and the property. We include every one of them in the figure we give you before filing, so what you are told is what you pay.

Questions

Frequently asked questions

What is presence-less registration?

It is online registration through the Tamil Nadu Registration Department's TNREGINET portal, where the parties are identified through Aadhaar biometric authentication instead of appearing in person before the Sub-Registrar.

Which documents can be registered this way?

Our presence-less service covers Bank MODs (deposit of title deeds), discharges (deed of receipt / release), and first sale of plots and apartments. The Department may add or change eligible documents; we will tell you whether your document qualifies.

Do I still have to visit the Sub-Registrar Office?

No, as long as Aadhaar authentication of all parties succeeds. Each party authenticates with a fingerprint or iris device, which we arrange.

Can resale properties be registered presence-less?

At present the presence-less option for sale deeds applies to first sales by the promoter or builder. Resale transactions are registered in the regular way, and we can help with those too.

How are the fees worked out?

Stamp duty and registration fee depend on the type of document, the loan amount or property value, and the Department's rules. We give you the government charges and our professional fee separately before we start.

How long does it take?

Once the documents are complete and all parties are authenticated, submission is quick. The final timing depends on the Sub-Registrar's processing.
