Title scrutinyLegal opinion and property title verification in Coimbatore
Before you buy, lend against or develop a property, know that the title is sound. We prepare detailed legal scrutiny reports for buyers, banks and developers — tracing the chain of title and checking revenue, approval and encumbrance records.
What our scrutiny covers
- Opinion for bank loans
- Pre-purchase verification for buyers
- Layout and project opinions for promoters
- 30-year chain of title tracing
- Patta, chitta and revenue records
- Encumbrance Certificate review
- DTCP / LPA and local body approvals
Why a title check matters
Most property disputes trace back to a gap that could have been found before the money changed hands: a missing link in the chain of title, a patta in another name, an undisclosed mortgage, or a layout without proper approval. A careful scrutiny of the documents and records catches these early, while you can still ask the seller to set them right — or walk away.
How we work
Share copies of the title deeds and parent documents, patta / chitta, a recent Encumbrance Certificate and any approval papers. We trace the chain of title, cross-check the revenue and registration records, and give you a written report stating what is in order and what needs to be cured before you proceed.
For layout promoters and builders, we can scrutinise the parent title and approvals for the whole project once, so individual buyers and their banks have a consistent basis.
Where we work
Properties across Coimbatore, Tiruppur and Erode districts. To check the government guideline value of a survey number, you can also use our free guideline value search.
