What are MOD (MODT) charges in Tamil Nadu?
When you take a home loan or a loan against property, the bank asks for the Memorandum of Deposit of Title Deeds — called MOD or MODT — to be registered. In Tamil Nadu the government charges on it are stamp duty of 0.5% of the loan amount, capped at ₹40,000, and a registration fee of 1%, capped at ₹8,000, under G.O.Ms.No.69 of the Commercial Taxes & Registration Department dated 07.07.2023. MODT (Memorandum of Deposit of Title Deeds) charges in Tamil Nadu are stamp duty of 0.5% of the loan amount (maximum ₹40,000) and registration fee of 1% (maximum ₹8,000), plus the TNREGINET computer fee and ₹10 document writers' welfare fund. For a ₹25 lakh home loan, stamp duty and registration fee come to ₹20,500.

What is the registration fee for an MOD?
The registration fee is 1% of the loan amount, subject to a maximum of ₹8,000. So stamp duty and registration fee together never exceed ₹48,000, whatever the loan.

The registration fee reaches its ₹8,000 maximum at a loan of ₹8 lakh. Stamp duty reaches its ₹40,000 maximum at a loan of ₹80 lakh. For any loan of ₹80 lakh or more, the government charges are ₹48,000.
Are there any other TNREGINET charges?
Yes. The computer fee is ₹200 for a document of up to 10 pages, and ₹100 for each page after that. The document writers' welfare fund is ₹10 per document.
